Help to Buy Repayment Valuations:

The Government Help to Buy Scheme has helped thousands of people buy their homes by offering a contribution towards the initial purchase. This means however that they continue to own a percentage of your home.

You may decide that you wish to buy back some, or all of the Help to Buy share of your home. If you do, you will need a Royal Institution of Chartered Surveyors (RICS) Help to Buy Valuation report. Furthermore, if selling your home (and it is part of the Help to Buy scheme) it is normally a requirement that this report be provided by a competent RICS
registered Chartered Surveyor.

Birley Steele Lightfoot has significant experience of providing appropriate reports. It is particularly important that you get the right company to undertake the report for you as the wrong valuation could cost you thousands of pounds. We are able to provide a Help to Buy Valuation Report.

The Help to Buy scheme requires the following: –
1. The valuer must be registered with a recognised qualification of RICS.
2. The valuer must be independent to an estate agent acting in respect of the property.
3. The report must be on headed paper, signed by the RICS surveyor and referenced to the relevant organisation.
4. The report must provide at least three comparable properties with their relevant sale prices.
5. The comparables provided should ideally be on a like for like basis in terms of the property type, size and age and ideally within a 2 mile radius to the property that is being inspected.
6. The valuer must not be related or known to the client.

Birley Steele Lightfoot comply to all the above and provide a report directly to you the client which is also addressed for the use of the relevant organisation. You can then forward a copy of the report to the organisation safe in the knowledge that the report should satisfy all of their relevant requirements.
